The challenge
Bouvardia City Housing in north Jeddah has around 150 residential buildings of 8 floors each, on more than 500,000 m2 of land. The buildings are made of precast concrete panels. The project needed an economical sealant for the vertical and horizontal joints between panels, easy to apply and with good adhesion to precast concrete. A non-shrink cementitious grout was also needed to fill the gaps between precast elements after erection.
The DCP solution
DCP supplied Flexseal PU425, a one component, non-sag polyurethane sealant that cures with air humidity. It forms a tough, highly elastic, low modulus seal for vertical and horizontal joints. It bonds to precast concrete without a primer, moves with the joint and keeps its performance under UV and weathering. It is simple to apply without specialist training. For filling gaps at the intersections of columns, walls, beams and slabs, the consultant approved Flo-Grout 2. This pre-mixed, pre-packed cementitious grout needs only water on site. It gives good flow, shrinkage compensation, frost resistance and high compressive strength, and suits horizontal and vertical gaps of 10 to 120 mm.
DCP products used
How it was applied
- Seal the vertical and horizontal joints between precast panels with Flexseal PU425, applied from mobile lifts. No primer is needed.
- Mix Flo-Grout 2 with water on site.
- Place the grout in the gaps between precast elements at column, wall, beam and slab intersections, in widths of 10 to 120 mm.
